Preparation and Installation Process
Starting with the subfloor
Every great floor depends on what lies beneath. First, our team uplifted all the existing flooring, around 125 m², and sent it for recycling. Next, we laid 6mm flooring-grade plywood where needed. Then we latexed and smoothed the subfloors so the new LVT would sit perfectly flat.

LVT through the living spaces
The customer chose Invictus Maximus Silk Oak in Latte for the main living areas. It runs through the ground floor hallway and lounge. It continues down the stairs to the lower ground floor hallway and kitchen diner. The long 9 x 48 inch planks make each room feel bigger and brighter.
LVT suits busy family homes. It’s water resistant, easy to clean and kind to pets. We fully bonded it with the manufacturer’s recommended adhesive for a solid, quiet feel underfoot.
A staircase with a difference
The LVT staircase is a real highlight. We finished each step with Stairrods bendy bullnose nosings in antique brass. These flexible nosings let us wrap the curved bottom step in one smooth line. They also add a fine accent that frames every tread. The winders needed careful cutting so the grain flows naturally around the turn.

Unnatural Flooring upstairs
Upstairs, the customer wanted the look of natural sisal without the downsides. Unnatural Flooring’s New England range gives that woven texture. But it’s softer on bare feet, stain resistant and far more durable.
We fitted Danbury across three bedrooms, the landing and the second staircase. We laid it over 8mm contract underlay and used specialist stair adhesive on the treads. The winder steps sit crisp and tight, with the weave running straight on every one.
The Result
The finished home feels joined up from top to bottom. Each floor suits how the rooms are used, and both staircases now act as features.
